Read this newspaper online at www.basingstokeobserver A great time to buy in Spain! Ever thought of owning a property in Spain? It s an interesting time to consider the options, so here at the Basingstoke Observer we have teamed up with a leading Spanish property agent to bring you some of the best on offer in the region of Malaga and there are some great bar- gains on the market waiting to be snapped up. Who are Team Espana? Team Espana, part of the Team Espana Group have been selling property in Nerja for the past 10 years. The company is part of Team and is the only overseas Team agent of more than 350 Team agents in the UK. Geoff Cheshire, their Managing Director believes that price stabi- lization is fast approaching which has seen prices fall almost 35 from their high of a few years ago. Holiday rentals continue to be strong and the possibility of buy- ing low and renting to holiday makers from Northern Europe is not lost on the increasing number of potential buyers heading back to the region after a challenging few years. The crisis has seen a much needed rebalance of values between Spain and the UK partic- ularly, making the property mar- ket in Spain once again a very viable investment. A 2 bedroom detached villa with pool in the country with outstanding sea views can be found for less than 200,000, fully furnished, apart- ments with communal pool and beautiful gardens close to the beach for around 150,000 and fully furnished, renovated town- houses for less than 100,000. Why Nerja? Nerja and surrounding area is a great place to buy - why ? Because it is so very different from any other resort on the Costa del Sol, located on the most easterly point of the Costa where the Costa del Sol of Malaga meets the Costa Tropical of Granada. Just a 45 minute drive east of Malaga airport where the coast line changes from bland beaches to pine clad rocky coves where the protection of Natural Parks stretch to the water s edge, ensur- ing breathtaking unspoilt scenery. Where else could you snow ski in the morning in the Sierra Nevada and swim in the afternoon all in just a day! In addition the areas boasts two of Spains most visited spectacular and popular attrac- tions, The Alhambra Palace and the Nerja Caves. The other towns and villages of this region all have their own appeal and story. Most impor- tantly is Granada with the world famous Alhambra. Malaga also is city not to be missed. Both are now very easily accessed from Nerja, particularly Granada due to the recently opened motorway section available almost all the way to the city. Golf is a major sport in the area with several established courses nearby and others currently under development. Additional good news is the agreement by the local town halls to build a world class yacht marina between Nerja and the neighboring resort of Torrox. Buying in Nerja... Unlike many other parts of Spain, Nerja is predominantly an established, mature market with relatively few new build develop- ments. It is low rise and pretty. This makes the buying process, quicker and less complicated. Basically we help you find the property that best matches your requirements. We live in the area and all our team have been together for the best part of 10 years, so we know the area inside out! Once you find a property and your offer has been accepted, a reservation deposit of 3,000 is generally paid and held by us, the agent. This renders the property off market for a period of up to 4 weeks during which time we assist you in the legalities includ- ing assistance in obtaining a mortgage if required. If, for any reason, the sale cant proceed due pain! in the sun Think S Your guide to finding a home brought to you by the Basingstoke Observer Thursday February 18th - Wednesday February 24th, 2010 21 In a truly unique part of the Costa Del Sol to legal reasons the 3,000 is returned to you. Thereafter you go to exchange whereby a deposit of 10 is paid directly to the ven- dor. If between exchange and completion the vendor pulls out of the agreement he returns to you the 10 deposit plus another 10. If you, the buyer pull out then the vendor retains the 10 you have paid. So it materially costs both parties 10 if either pull out of the agreement. The balance of pay- ment is paid upon completion when all parties need to be physi- cally present at the Public Notary. The cost to buy is approximately 8 to 10 of the purchase price. In most cases the transaction can be undertaken in pounds sterling or euros and generally takes 6-8 weeks from offer to completion.
